Cavity wall insulation extraction – FAQ
How much does cavity wall insulation removal cost?
Checkatrade's July 2026 guide puts whole-house removal at about £1,680–£2,520 nationally (around £21.50 per m²). UF foam disposal costs more. London quotes are often higher.
Will a CIGA guarantee pay for removal?
If your install is still within the 25-year CIGA guarantee and the problem is a defect in materials or workmanship, CIGA says defects are rectified free of charge under the guarantee, currently up to £20,000 of rectification. Report to the installer first.
How do I know if the insulation has failed?
Look for damp patches, mould or cold spots on external walls, especially after rain – but get an impartial survey, because condensation and other leaks are more common.
How is the insulation taken out?
Specialists drill or open the outer leaf and use industrial vacuum equipment to extract the fill, then make good the wall. Whole-house jobs usually take 1–3 days.
Can I remove it myself?
No. It needs specialist equipment and correct disposal, especially for UF foam.
Does cavity wall insulation stop me getting a mortgage?
Not by itself. Lending issues usually arise when a survey links the fill to damp or uncertainty. A clear specialist report is what lenders and buyers normally want.
What if a claims company cold-calls me?
Government guidance warns consumers to be cautious, research the firm, and avoid signing on the doorstep or handing over guarantee documents to unexpected callers.
Do you carry out the extraction?
No. We introduce you to up to 3 independent local specialists. Any contract is between you and them.
